| Dealing with Estate Agents ...getting the best deal It is important to remember that the estate agent is acting for the vendor and is duty-bound to achieve the best possible price for the property. You, the purchaser, are on your own. There are many things that may appeal to the vendor like how much deposit you have, the fact that you are a first time buyer, your mortgage is arranged or you would like to move quickly and so on. However, before discussing any of these points it is useful to try and find out the vendor's position. Have they found another property to buy yet? How long has the property been on the market? Or, have they had any other offers?
The offer can then be presented to the estate agent highlighting the
strengths of your siutation and how this will appeal to the vendor's circumstances. A correctly presented offer is so much more than money alone and could mean that you pay less for the property than you otherwise would have. We have helped hundreds of buyers save thousands
